Bayswater was modelled on its sister village, the highly successful Omokoroa Country Estate. Built on a 9 hectare site at Mount Maunganui, it comprises 200 independent living homes. The Avenues is a three storey architectural masterpiece of elegance and sophistication, destined to become a landmark in one of Tauranga's longest established, blue ribbon areas. The village comprises over 80 apartments, and all have access to resort-style amenities. Bayswater and The Avenues have since been sold to publicly listed Metlifecare.

Fraser Sanderson was a founding member of the New Zealand Retirement Villages Association (RVA) and the setting up of the RVA’s original Code of Practice and Building Code.
